Why lenders look for a LoanBeam alternative

LoanBeam automates borrower income calculation for mortgage lenders. It reads tax returns, W-2s, pay stubs, 1099s and bank statements and turns them into the qualifying income figure an underwriter signs off on, for QM and non-QM loans. It was one of the first service providers behind Freddie Mac's automated income assessment for self-employed borrowers, it integrates with Fannie Mae's Income Calculator, and since December 2021 it has been part of LoanLogics, the mortgage document and loan quality company owned by an affiliate of Sun Capital Partners.

LoanLogics publishes pricing models for LoanBeam (per file, subscription, enterprise licensing and custom packages) but no dollar figure, so every number comes from a sales call. The second is time to value. LoanLogics says most organizations are live within 45 to 60 days, with assessment, configuration, LOS integration and training steps before the first production file. The third is fit: a broker, a small non-QM shop or a business lender often needs bank statement and tax return numbers on a handful of files a week, not an origination automation program.

What to settle before you replace LoanBeam

Every tool on this page reads income documents, which is why they end up on one shortlist. They differ on the question that decides the purchase: do you need an agency-approved income calculation with rep and warrant relief, or do you need defensible income numbers from documents fast, on loans the agencies never see?

What LoanBeam is genuinely good at

LoanBeam's strength is agency income. It was built to calculate self-employed income from tax returns, and Freddie Mac named it the first service provider for automated income assessment with tax return data in Loan Product Advisor. In October 2024 LoanLogics announced an integration with Fannie Mae's Income Calculator, so extracted tax data flows into the agency tool instead of being keyed in. For a conforming lender whose pain is self-employed borrowers and repurchase risk, that pedigree is a real advantage, and it is the first thing to weigh against any alternative.

The three LoanBeam products you may be quoted

LoanLogics now sells LoanBeam as a family. LoanBeam Income covers income extraction and calculation for QM and non-QM loans. LoanBeam Processing Automation combines LoanLogics' IDEA document processing, its ConstantQC inline quality control and LoanBeam Income to prepare underwriter-ready files. LoanBeam NQM is a bank statement income calculator for non-QM programs that applies investor-specific rules, flags NSF activity and large deposits, and produces an interactive review workbook. Ask which product the quote covers before you compare it with anything else.

How LoanBeam pricing works

There is no public rate card. The LoanBeam Processing Automation page lists four pricing models: per-file pricing for low to medium volume sellers and pilots, subscription pricing for consistent monthly volume, enterprise licensing with unlimited access for high-volume aggregators and investors, and custom packages priced by delivery model and technical complexity. Earlier trade coverage described LoanBeam income calculation as priced per application. None of these sources gives a dollar amount, so budget from a quote and ask what counts as a file.

The free agency calculators are a real alternative

Fannie Mae states that it does not charge a fee for its Income Calculator. It calculates income from wages, self-employment, business ownership and rental property, does not require Desktop Underwriter, and provides relief from enforcement of representations and warranties on the accuracy of the income calculation. Freddie Mac offers its own free online Income Calculator. The catch is data entry: someone still has to key tax return figures in, or pay a service provider to extract them. That is exactly the job LoanBeam, Ocrolus and others sell into.

Where LoanBeam is not the natural fit

LoanBeam is organized around residential mortgage files and investor delivery. A private lender underwriting a commercial loan, an equipment finance company, a merchant cash advance funder or a broker screening a bank statement borrower before submission needs different outputs: true revenue net of transfers, average daily balance, NSF and negative days, existing loan and advance payments, debt service coverage. Agency rep and warrant relief does nothing for those loans. For that work, a tool that returns cash flow metrics from statements and returns on the first upload fits better.

What reviewers and directories say

Public reviews of LoanBeam itself are scarce; we found no LoanBeam product listing with reviews on Capterra. Its most reviewed competitor is IncomeXpert from Blueprint, formerly UberWriter, rated 4.6 from 60 reviews on Capterra, where one reviewer wrote it was way better than LoanBeam. Treat that as one user's view. The directory also lists IncomeXpert from $3 per user per month, while Blueprint's own site says IncomeXpert is priced per loan with an account access fee. Those two descriptions do not match, so confirm the billing unit in writing.

Who competes with LoanBeam for a lending team

Mortgage income calculation tools: IncomeXpert from Blueprint (FNMA, FHLMC, FHA, VA and USDA worksheets), Indecomm's IncomeGenius and Cotality Income Analysis, formerly CoreLogic, which Freddie Mac added as an automated income assessment provider.
