Overview

A broker stack has five jobs. Most shops pay for three.

Every mortgage brokerage runs on roughly the same stack: a loan origination system to hold the file and submit to wholesale lenders, a point of sale so borrowers can upload documents, a pricing engine, a CRM for leads and past clients, and someone who processes the file. The LOS vendors have made the first three cheap and bundled. ARIVE publishes an originator seat at $49.99 a month billed yearly that includes LOS, POS and pricing. LendingPad publishes $40 to $100 per user per month for brokers.

The job that stays expensive is reading. A conventional purchase needs two months of statements, a bank statement loan needs 12 or 24, and self-employed borrowers bring returns, 1099s and business accounts. None of the bundled LOS seats reads those PDFs for you. So brokers either pay a contract processor, about $995 to $1,100 per funded file at the firms that publish prices, or the loan officer adds up deposits at night.

LenderAnalyzer is the tool for that gap. Upload the borrower's statements and income documents and it extracts every transaction, totals deposits by month, lists the large deposits you will need to source, counts NSF and overdraft items, flags recurring loan payments and computes average daily balance, all in an Excel file that traces each number to its page.

Below is the whole broker toolkit by job, with the prices vendors publish themselves, so you can see what a complete stack costs per loan officer and where your hours are still going.

The broker toolkit, job by job

What each mortgage broker tool does and what it costs

Prices below are the vendors' own published figures checked in September 2026, unless we mark them as a directory figure. Where a vendor publishes nothing, we say so instead of guessing.

Loan origination system (LOS)

The LOS is the system of record: the 1003, disclosures, conditions and submission to your wholesale lenders. For brokers the market has split into all-in-one seats and legacy desktop systems. ARIVE sells a Core originator seat at $49.99 a month billed yearly or $59.99 monthly, a Pro seat at $69.99 or $79.99, and support seats for processors from $19.99. LendingPad publishes $40 to $100 per user per month for brokers with a 12 month minimum. Calyx publishes no price for Point, and ICE quotes Encompass privately.

Point of sale and document collection

A borrower portal replaces email attachments with a checklist and an upload button. ARIVE and LendingPad include one. Floify is the best known standalone option and is listed at $79 per user per month in software directories rather than on its own site. Calyx Zip publishes $3 per application plus $1.50 per eSign. A POS gets the PDFs into the file; it does not total a single deposit.

Pricing engine

Brokers need to price scenarios across wholesale lenders quickly. ARIVE bundles unlimited pricing requests into every originator seat, which is a large part of why brokers move to it. Standalone engines used by larger shops are generally quoted rather than published. If your LOS seat includes pricing, a second engine is rarely worth the money.

CRM and borrower follow-up

Past clients are a broker's cheapest source of new loans, so most shops add a mortgage CRM for drip campaigns, rate alerts and birthday emails. BNTouch shows a grid price of $95 per user per month, and its Capterra listing shows $165 for an individual plan with a $125 activation fee. CRMs sell more loans; they do nothing for the time a file spends in processing.

Processing: people or software

This is where the real money goes. Contract processors publish per-file prices: Willow Processing lists $1,095 per funded file for full service, and The Contract Processors list $995 for conventional, FHA or VA and $1,100 for non-QM or jumbo. ARIVE even sells a Contract Processor seat at $49.99 a month so outside processors can work across several brokers. A large share of a processor's hours is reading statements and income documents, which is the part software can do.

Bank statement and income analysis

LenderAnalyzer reads the borrower's statements and income documents and returns monthly deposit totals, the largest deposits for sourcing, NSF and overdraft counts, recurring loan payments and average daily balance, exported to Excel with source pages. It starts at $99 a month, which is less than a tenth of one contract-processed file. It works beside ARIVE, LendingPad, Calyx or Encompass rather than replacing them.

Non-QM and bank statement programs

Brokers who place self-employed borrowers into bank statement loans feel the reading problem most. A 24-month business account file can hold thousands of transactions, the investor wants monthly totals, an expense factor and usually a recent-period test, and most programs cap NSF instances. Totaling deposits by month is where software saves the most time per file, because the math is easy and the keying is not.

What a complete stack costs

A solo broker on ARIVE Core billed yearly plus LenderAnalyzer pays about $149 a month for LOS, POS, pricing and statement analysis. Add a support seat for an in-house processor at $19.99 and a CRM around $95, and a two-person shop runs near $265 a month. Compare that with $995 or more per funded file to outsource processing, and the question becomes how many files a month justify each option.

FAQ

Mortgage Broker Tools: Mortgage Broker Software FAQ

Common questions from lending and credit teams.

What software do mortgage brokers use?

Most US mortgage brokers use a loan origination system such as ARIVE, LendingPad, Calyx Point or Encompass, often with a built-in borrower portal and pricing engine. Many add a mortgage CRM for follow-up and either a contract processor or a document analysis tool like LenderAnalyzer to read bank statements and income documents.

What is the best mortgage broker software?

It depends on the job. For an all-in-one LOS, POS and pricing seat at a published price, ARIVE and LendingPad are the common broker choices. For reading bank statements and income documents, which no LOS seat does, LenderAnalyzer starts at $99 a month. Most brokers end up with one LOS plus one or two specialist tools.

How much does mortgage broker software cost?

Published prices run from about $40 to $100 per user per month for broker LOS seats. ARIVE lists $49.99 a month billed yearly for a Core originator seat, and LendingPad lists $40 to $100 per user. Floify appears at $79 per user in directories, and LenderAnalyzer starts at $99 a month for statement analysis.

What tools does a mortgage broker need to start?

A new brokerage needs an LOS that can submit to wholesale lenders, a borrower portal for documents, a pricing engine, a way to follow up with leads, and a plan for processing. An all-in-one seat covers the first three. Processing is the decision that drives cost: a contract processor per file or software plus in-house staff.

Is ARIVE good for mortgage brokers?

ARIVE is built for brokers and bundles LOS, POS and a pricing engine with unlimited pricing requests into one seat, published at $49.99 a month billed yearly for Core. That makes it one of the lowest-cost complete origination setups. It does not analyze the transactions in uploaded bank statements, which is where a tool like LenderAnalyzer fits beside it.

Do mortgage brokers need a CRM?

Most do once they have a book of past clients, because repeat and referral business is cheaper than buying leads. A mortgage CRM automates rate alerts, check-ins and anniversary emails. It does not shorten processing, so it belongs in the stack for growth, not for turn times.

Can software replace a mortgage processor?

Not entirely. Software can take over reading statements, totaling deposits, counting NSFs and filling income worksheets, which is a large share of a processor's hours. A person still orders third-party services, clears conditions with the borrower and keeps the file on schedule. The usual result is one processor handling more files.

How do mortgage brokers analyze bank statements faster?

They stop keying transactions by hand. LenderAnalyzer reads each statement PDF, totals deposits and withdrawals by month, lists deposits above your sourcing threshold, and flags NSF items and recurring loan payments. The Excel output links every figure to its source page, so the broker or processor reviews exceptions instead of adding columns.

What does a contract mortgage processor cost?

Firms that publish prices charge roughly $995 to $1,100 per funded file. Willow Processing lists $1,095 for full service and $995 for limited service, and The Contract Processors list $995 for conventional, FHA or VA files and $1,100 for non-QM or jumbo, with extra charges for resubmissions.

Does LenderAnalyzer integrate with my LOS?

LenderAnalyzer works beside any LOS. You upload the borrower's statements and income documents, review the totals and flags, and bring the Excel workbook or the figures into ARIVE, LendingPad, Calyx or Encompass. There is no implementation project, so you can test it on a live file the same day.
